You want to avoid the "uh oh" moment when it's time to bring in funds for closing. These costs can be a combination of lender fees, escrow/attorney fees, title fees, prepaid taxes, etc. and typically range from 1-3% of the purchase price. In some cases a portion of these costs can be financed into your loan and it's not unusual for buyers to negotiate a credit toward closing costs from the seller. You should talk to your lender and your agent ahead of time to make sure you know what options you have available and put a game plan in place for when you submit an offer.
